Moving their headquarters from Auburn to Atlanta, Chicken Salad Chick had a challenge they were facing. The new corporate headquarters will house 40 employees, including the new Atlanta hires. When looking for their next office in Atlanta, Transwestern turned Chicken Salad Chick’s challenge into a solution through extensive market research, financial analysis, and workplace analytics by finding a space that gave Chicken Salad Chick a new home.

Transwestern assisted Chicken Salad Chick in transitioning into Atlanta through finding their new headquarters, located in Vinings, GA. Overlook II is the ideal office environment for Chicken Salad Chick. Transwestern is continuing to help Chicken Salad Chick through their next expansion through strategic planning and finding their ideal office environment.
OPPORTUNITY
Due to COVID-19 & successfully working remote, Decisely was not fully occupying their Atlanta Headquarters. Transwestern was hired to provide a marketing strategy, officially list the space for sublease and to negotiate with any subtenants’ transactions that arose from our efforts.
SOLUTION
• Established a marketing campaign including: a Matterport 3D virtual scan, increased exposure level on CoStar, shared via email with the entire brokerage community, created an official space flyer and conducted on-site tours.
• Procured a subtenant, via brokerage relationship, that agreed to take the space for the remainder of Decisely’s sublease term.
RESULTS
Transwestern assisted Decisely in the disposition of their office space at Mansell One. Transwestern is continuing to help Decisely determine their Post-COVID space requirements and survey the market for available move alternatives.
The Northwestern Mutual Project
OPPORTUNITY
Northwestern Mutual was looking for a unique space to relocate their 125 employees and Atlanta office. As an employee centric company, Northwestern Mutual wanted its new work environment to offer the best service and amenities for their agents while attracting top new talent. The company desired a space that could be customized to reflect its brand, culture, and business initiatives.
SOLUTION
• Relocation to Overlook III, a Class A building with state-of-the-art onsite and surrounding amenities
• 19,926 square foot space that allowed Northwestern Mutual to start from a blank slate and design an optimized workplace that increases efficiency, enhances culture, and will attract top talent.
• New location within a dynamic Atlanta submarket that offers convenience for employees and clients
RESULTS
Transwestern spent time understanding Northwestern Mutual’s desires, needs, and pain points to develop a solution for relocating its Atlanta Office. In addition to sourcing optimal office space at Overlook III that fit the company’s requirements, Transwestern negotiated a favorable market rate and strong concessions that saved Northwestern Mutual money and provides them with flexible options for growth. Upon leading the workplace strategy and project implementation, Transwestern ensured Northwestern Mutual’s build-out and move-in experience was seamless.
